There are many ways for real estate professionals to contribute back to the industry. Everyone has a specialty or does something that really works for them. By sharing experiences and knowledge, we can better our business as a whole...and I am all for it!

Today I was invited to write my first guest post on duPont Registry's blog.

I have been a member of duPont's online programs for a couple of years now and I will say that it has been worth the investment...at least in the way of getting exposure to my listings. But, I have also spent time getting involved with various aspects of Internet marketing that have recently been noticed. My use of Twitter has been a platform for communication with other REALTORS, Brokers and industry professionals around the world...including duPont. My blog is a way to share information about luxury real estate and the Scottsdale lifestyle. Both have allowed me to build relationships with peers and business partners (like duPont) whom I've never even met.

My online efforts have paid off. I am honored for the invitation to be a guest writer on duPont's blog. And, with some well penned thoughts...hope to continue my contribution to the luxury real estate industry.

Tracking the U.S. Housing Market's rise, fall and rebound





Housing market trends and forecast

Moody's Economy.com supplied the data for this interactive. Each of the five charts shows the quarterly performance of an important component of the housing market's health from first quarter 2000 through fourth quarter 2012. Data from the fourth quarter 2009 onward are forecasts by Moody's Economy.com. Seasonally-adjusted figures, or seasonally-adjusted annual rates, are used for each component to simplify comparisons.

Moody's Economy.com chose these five indicators because they show key trends in the residential housing market. Sales of new and existing homes and the national median price for existing homes are closely followed benchmarks of the demand for housing. Both sales and prices are also influenced by supply, represented here by the number of single-family homes available for sale and single- and multi-family housing starts. A large supply of houses puts downward pressure on prices. Foreclosures also push down prices by increasing the supply of low-priced houses on the market.

Currently high mortgage delinquencies and defaults point to a continuing high number of foreclosure sales the next few years. Moody's Economy.com supplied not only the forecasts, but also historical data back to 2000, using figures from the National Association of Realtors, the U.S. Census Bureau and credit-reporting firm Equifax.

Another great event with the Scottsdale Luxury Home Tour. On Thursday, September 17 our featured speaker was Arizona State Treasurer, Dean Martin.

Treasurer Martin spoke out the States financial situation and about the $39 billion budget he manages to pay for State services. He also spoke about the real estate market trends that he has seen from the State bank's perspective and his opinion on what lenders can do to start improving the economic climate.

Who knows....maybe we'll see him run for Governor one day.

Time to Invest in Luxury

Believe it or not, the market has hit bottom in the luxury resort corridors throughout Scottsdale, Paradise Valley and the surrounding areas. This doesn't mean that we won't see price reductions or distressed properties continue to come on the market, but it does mean that the selection of homes is narrowing and Buyers should beware.

Timing is everything. None of us have a crystal ball that tells us when to buy or when to sell. But, based on market activity, the level of sales and trending - all arrows are pointing toward "Buy Now".

Although the media portrays a different story, money is readily available to those with good credit and a down payment. Jumbo financing is still offered at reasonable interest rates and closing timeframes are still within reasonable timeframes (about 45 days).

Like any sale, when you reach the end of it, the good "stuff" is gone and the leftovers aren't so appealing. If you are considering buying (or selling) a luxury home and have been waiting for the right time, consider it now while there are still good options to choose from.

Buyer Tax Credit Loan Guidance Coming Soon

Detailed guidance on the federal government's plan to provide short-term loans to borrowers using the First-Time Homebuyer Tax Credit is expected to be out shortly, but a spokesperson from the U.S. Department of Housing and Urban Development, which is writing the guidance, couldn't give a firm release date.

HUD policy staff are "still working out the details on it," HUD spokesperson Lamar Wooley told REALTOR® Magazine today. "So we expect it to be published shortly."

The short-term loan program, which would effectively monetize the first-time homebuyer tax credit by permitting eligible lenders to make bridge loans collateralized by the borrower's expected tax credit, was announced by HUD Secretary Shaun Donovan at the Real Estate Summit NAR hosted on the opening day of its 2009 Midyear Legislative Meetings in Washington last week. At the summit, Donovan said the loans would enable FHA consumers to access the tax credit funds when they close on their home loans so that the cash could be used as a downpayment.

"FHA will permit trusted FHA-approved lenders and HUD-approved nonprofits, as well as state and local governmental entities to 'monetize' the tax credit through short-term bridge loans," Donovan said. "We think the policy is a real win for everyone, ensuring that borrowers can tap into the numerous organizations that are already part of the FHA network to receive this additional benefit. FHA will be publishing the details shortly."

It's unclear at this point what shape the guidance will take and whether authorization for the loans will be available across the board or only in states in which the state housing finance agency already has a tax credit bridge-loan program in place. There are 10 states today that have such a loan program, according to the National Council of State Housing Agencies: Colorado, Delaware, Idaho, Kentucky, Missouri, New Jersey, New Mexico, Ohio, Pennsylvania, and Tennessee. You can access details of these loan programs on the NCSHA's Web site, "First-Time Homebuyer Tax Credit Loan Programs."

When it's released, the guidance is expected to be issued as a HUD Mortgagee Letter and will likely discuss which federal, state, and local governmental agencies and nonprofit organizations will be permitted to make the loans, and whether lenders such as FHA-approved mortgagees will be permitted to make the loans. The guidance could also cover how loan amounts will be limited, what happens if repayment problems occur, and what repayment terms would look like. REALTOR® Magazine will be checking with HUD regularly on the status of the guidance and will report its availability as soon as it's issued.

Buying Smart Secures Your Investment

There has never been a better time to take advantage of a down real estate market. But, how do investors know what to buy with so many properties for sale. What may seem like a good deal now, may not be the best long-term investment.

Here are some things to consider when buying a luxury home in today's market:
  • Location - Is the home in a desireable location? Will the location remain desireable for the next 5 to 10 years? What is happening in the community arouund the home?
  • Quality - Make sure the quality of construction and materials is of the highest standard. Is the builder reputable and noteworthy?
  • Price - Is the price competitive in today's down market? There are some tremendous buys, but it's worth paying more to get a superior property. Does the property for consideration warrant a higher price based on location and quality?

If investors buy smart, they will succeed in this market. Partnering with a seasoned real estate professional who is experienced with investments is crucial to that success.

Are Seller's Missing Opportunities to Sell?

I have a client who is interested in buying a new custom home in a well-known golf community N. Scottsdale. He has been trying to buy the same home now for 2 months.

Are Sellers (including Banks) missing the opportunities to sell now?

Here's the scenario....
  • Client makes an offer to investment group well below list price; investment group declines.

  • We find out the home is going into foreclosure; bank to take over on 1/28/08.

  • Client offers for a 2nd time directly to the bank who now holds the note.

  • Bank declines offer waiting for one that is closer to soon-to-be list price of $2.6 million.

Cardinals Win - First Playoff Game in 61 Years

The Arizona Cardinals won their first playoff game in 61 years today against the Atlanta Falcons! Mark (my husband) and I took the limo with 7 of our friends to and from the game. We all had such a great time. Congrats Cardinals!
